What a licensed real estate broker does

A licensed broker can put two projects side by side. A developer’s seller is paid to sell that developer’s project. The contract is still with the developer named on the page.

The license is a PRC matter

Selling real estate to the public in the Philippines is regulated. Republic Act 9646, the Real Estate Service Act, is the statute, and the Professional Regulation Commission issues the broker’s license. A person who explains projects, negotiates, and is paid for that work is supposed to be licensed. You can ask for the license number and check the name with the PRC.

A license is not a promise that every project the broker mentions is a good buy. It is the permission to do the work, and it is one of the first things a careful buyer writes down.

A broker and a developer’s seller

A developer’s seller is paid to sell that developer’s inventory. That can be a clear conversation when you already know you want that building. It is a poor conversation when you are still choosing between a house and lot in Cavite and a condo in Mandaluyong.

A broker’s desk can put two projects next to each other: price, reservation, equity, turnover, and who the developer is. TapatBahay is that second kind of desk. You still sign the contract with the developer named on the project page. The broker does not become the owner of the unit, and the reservation should still be paid to the developer’s official account.

What to expect on this site

Every project on TapatBahay is a sample. Prices are exact pesos so a buyer can practice reading a listing. Developers, DHSUD numbers, and the PRC line in the footer are samples until the real registration numbers replace them. Do not send a reservation for Haraya Fields, Aurelia Residences, or any other project on this preview. None of them is live inventory.

What you can use today:

  • The property list, with filters for type, city, and Pag-IBIG financing.
  • The buyer guides, including this one, for the questions to ask before money moves.
  • A site visit on Tuesday or Thursday, or an online presentation on Monday, Wednesday, or Friday, Philippine time.
  • The phone number and Messenger button in the footer, which reach Vincent.

When a listing becomes a real project, the sample badge comes off and the license numbers have to be real. Until then, treat every price as a teaching example.

What the broker will not pretend

A broker does not approve a Pag-IBIG loan or a bank loan. The calculator on a project page is arithmetic. A broker does not replace a lawyer on a title, and does not replace the DHSUD record of a License to Sell. If a number on a page is marked sample, repeating it in a chat does not make it a license.

Bring the computation you were given, the name of the account you were told to pay, and the questions you still have. That is the work. The license is what makes it the broker’s work to do.
