Welcome to TapatBahay.com (the "Site"). The Site is operated by Vincent Nabablit, a licensed real estate broker, doing business as {REGISTERED_BUSINESS_NAME}to be filled ("TapatBahay", "we", "us"). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

These Terms work together with our Privacy Policy, Cookie Policy and Disclaimer.

1. Who we are and our role

We act as a real estate broker, an intermediary between you and the developer, seller or lessor. We are not the developer, the seller, the lender or the owner of the properties shown, unless we say otherwise in writing. The sale, reservation or lease contract is between you and the developer, seller or lessor. Our broker's commission is normally paid by the developer or seller. If any fee will be charged to you, we will tell you in writing before you commit.

You can verify a real estate broker's license with the Professional Regulation Commission (PRC) and a broker's registration with the Department of Human Settlements and Urban Development (DHSUD). We encourage you to do so.

2. Listings and prices are indicative

Listings, prices, unit availability, floor areas, promos and other details on the Site come from developers and other sources. They change often. They are indicative only and are subject to confirmation by the developer at the time you reserve. A price or unit shown on the Site is not an offer that you can accept by yourself, and it does not hold a unit for you. The developer's official computation, reservation agreement and contract to sell control.

All amounts are in Philippine pesos (PHP) unless stated otherwise. Unless stated, prices may exclude miscellaneous fees, taxes, transfer charges, and association dues, which the developer will itemize.

3. Reservation fees

Reservation fees differ per project and per unit. The amount, whether it is refundable, and whether it is deducted from the price are set by the developer. Vincent will confirm them with you in writing before you pay. A unit is reserved only after the developer confirms receipt of your reservation fee and documents and issues its official acknowledgment.

4. Pay only the developer's official accounts

For your protection:

• Never send payments to a personal bank account, e-wallet or remittance recipient, including any account in the name of the broker, a salesperson, or our staff, unless the developer has confirmed in writing that the account is its official collection channel.
• Pay only through the developer's official payment channels, such as its official bank accounts, cashier or payment portal.
• Always get an official receipt or the developer's official acknowledgment for every payment.
• If anyone claiming to represent TapatBahay asks you to pay a personal account, do not pay. Call 0917 509 5029 to verify.

We are not liable for payments sent to accounts other than the developer's official channels, in breach of this section.

5. Sample amortization and financing

Any monthly amortization, loanable amount, interest rate, or calculator result on the Site or in our messages is a sample estimate only. It is based on assumptions such as rate, term and down payment that may not apply to you. It is not a loan offer, pre-approval or loan approval.

Financing through banks, Pag-IBIG Fund or in-house developer financing is decided solely by the lender, based on its own rules and your documents. We do not guarantee that any loan will be approved, or the amount, rate or term you will get. Interest rates and promos, including Pag-IBIG rates, change. Check current rates with the lender before deciding.

6. Buyer guides, news and market updates

Our buyer guides, articles, news and market updates are general information for education. They are not legal, tax, financial or immigration advice. Laws, rates and government programs change, and articles may become outdated after publication. For decisions about your situation, consult a lawyer, accountant, or the relevant agency, such as Pag-IBIG Fund, the BIR or the Philippine embassy or consulate. Foreign buyers in particular should get legal advice on ownership limits before committing.

7. Your responsibilities

When you use the Site, you agree to:

• Give true and accurate information, and inquire only for yourself or with the permission of the person you represent.
• Use the Site only for lawful, personal property-search purposes.
• Not send spam, malware or abusive messages, or submit forms using automated tools.
• Not copy, scrape or republish listings, photos or articles in bulk, or use them to build a competing service.
• Not try to break into, overload, or interfere with the Site, its admin area or its systems.
• Not impersonate TapatBahay, Vincent Nabablit, our staff or any developer.

We may block access or decline inquiries that break these rules.

8. Intellectual property

The TapatBahay name and logo, the Site design, and our original text, guides and articles are owned by {REGISTERED_BUSINESS_NAME}to be filled or Vincent Nabablit. Some property photos, renders, floor plans and project names belong to the developers or other owners and are used with permission or for the purpose of marketing their projects. You may view and share Site pages for personal, non-commercial use, for example by sending a link to family. Any other use requires our written permission.

9. Third-party links and services

The Site links to and uses third-party services. Examples are Facebook and Messenger, OpenStreetMap maps, our booking calendar, developers' sites, and government pages. We do not control them and are not responsible for their content, availability or privacy practices. Your use of them is subject to their own terms.

10. Limitation of liability

We work hard to keep the Site accurate and available, but it is provided "as is". To the extent allowed by Philippine law:

• We are not liable for losses arising from reliance on indicative prices, availability, sample computations, or general articles that were later corrected or changed by a developer, lender or the government.
• We are not liable for decisions made by developers, lenders, Pag-IBIG Fund, lessors or government agencies.
• We are not liable for indirect or consequential losses, or for interruptions or errors caused by events beyond our reasonable control.

Nothing in these Terms limits liability that cannot be limited under Philippine law, such as liability for fraud, bad faith or gross negligence. Nothing in them takes away rights you have as a consumer or property buyer under Philippine laws and regulations.

11. Privacy

How we handle your personal data is explained in our Privacy Policy.

12. Governing law and venue

These Terms are governed by the laws of the Republic of the Philippines. Before going to court, we both agree to try to settle any dispute in good faith by talking first. If that fails, disputes shall be brought before the proper courts of {VENUE_CITY}to be filled, Philippines. This does not limit any right you have to bring a complaint before a government agency, such as the DHSUD, PRC, DTI or National Privacy Commission, or any venue the law gives you.

13. Changes to these Terms

We may update these Terms from time to time. The new version takes effect when posted on this page with a new "Last updated" date. Changes do not affect transactions already confirmed in writing before the change.

14. Language

A Japanese translation will be provided for convenience. If the English and Japanese versions differ, the English version prevails, to the extent allowed by law.
